Notice of Cancellation
All cancellations must be made in writing via email or text message to the host. Cancellations are only considered confirmed once acknowledged by the host.
Cancellation Fees
- 100% refund if cancelled more than 30 days before the check-in date.
- 50% refund if cancelled between 3–7 days before check-in.
- No refund if cancelled within 72 hours of check-in or after check-in.
Early Departure
No refunds will be issued for early departures unless otherwise agreed in writing by the host.
Non-Arrival / No-Show
Failure to check in without prior notice will be treated as a no-show, and the booking will be forfeited without refund.
Force Majeure
In cases of unforeseen events beyond the guest’s control (e.g. severe weather, transport strikes, medical emergency), the host may offer a partial or full refund or a credit towards a future stay, at their discretion.
Terms and Conditions of Stay
By confirming a booking and signing this agreement, the guest agrees to abide by the following terms and conditions set out by the property operator (Key2Lease Solutions Ltd or its representatives).
Booking and Payment
- Full payment must be made prior to check-in, unless otherwise agreed in writing.
- A valid photo ID must be provided for all adult guests before or upon arrival.
- The number of guests must not exceed the number agreed upon at the time of booking.
Check-In and Check-Out
- Check-in is from 3:00 PM. Check-out is by 10:00 AM unless agreed otherwise.
- Late check-out without permission may result in an additional charge.
Security Deposit
- A refundable security deposit may be required before check-in.
- The deposit may be withheld partially or in full for: property damage, missing items, excessive cleaning, breach of house rules, or unauthorised guests.
- A breakdown of any deductions will be provided, and any balance returned within 48 hrs.
General Conduct
- No parties or events without prior written approval.
- No smoking inside the property (use designated outdoor areas if applicable).
- No unauthorised guests allowed on the premises.
- Quiet hours: 10:00 PM – 8:00 AM.
- Respect neighbours and the local community.
Cleanliness & Respect
- Please leave the property in a tidy condition.
- Place rubbish in the bins provided.
- Report any damages or issues as soon as possible.
- Do not move furniture or tamper with appliances/safety equipment.
Note: Damage, misuse, or failure to follow these rules may result in deductions from the security deposit.
